A 12,000 sq. ft. headquarters for Mosaic Homes, transforming a cold shell space within M2 in Vancouver's Mount Pleasant into a warm, architectural workplace rooted in hospitality, wellness, and creativity. Developed in close collaboration with Mosaic's in-house design and construction teams, the project encompasses a bespoke end-of-trip facility, a café and event space, a dedicated sample library, and a full suite of custom-fabricated millwork and furnishings, many sourced from local British Columbia makers.
The Expectation Gap
For a residential developer whose entire reputation rests on the quality of the homes they create, a generic corporate office is a contradiction. Mosaic Homes builds environments where people live their lives; spaces defined by materiality, warmth, and considered detail. Their headquarters needed to reflect that same standard. Edit Studios was brought in to collaborate directly with Mosaic's in-house design team, a partnership that shaped the project from the earliest decisions through to construction. Because Mosaic self-performed the build using their own development and construction team, the coordination between design intent and execution was exceptionally tight. Every detail was interrogated. Every material was chosen with purpose. The challenge wasn't simply fitting out a new space; it was translating a deeply residential design philosophy into a high-performance workplace without losing what makes Mosaic's work feel human.
Resimercial, Refined
The design language draws a direct line between Mosaic's residential work and their new workplace. Polished concrete floors are softened by natural sisal rugs, warm wood millwork, and rich chocolate-toned upholstery- a signature wood finish lifted from Mosaic's residential palette running consistently through every architectural detail. Peek-a-boo vistas reveal backlit displays of Mosaic's work, creating moments of discovery that keep the connection between office and home ever-present. The café doubles as an event venue with built-in banquettes, intimate lighting, and an unexpected view onto a vibrant alleyway mural. The end-of-trip facility delivers a five-star hotel experience: Spa-inspired showers, beautifully detailed locker rooms, and universal washrooms that set a new benchmark for workplace wellness. At the heart of it all is the sample library: a light-filled creative studio with expansive layout surfaces and millwork built to hold every material in its place. Custom pieces by Lock & Mortise in locally sourced BC wood, and fully customized workstations by Alea, ensure that even the furniture tells the same story as the walls around it.
